Off plan property purchase offers a great mechanism for leveraging future capital appreciation from a relatively small investment.
Reservation of an off plan property usually involves the following stages, but may vary from project to project
- A reservation deposit of around £3000 to £5000 to take the property off the market and lock in the price.
- A contract deposit of between 15% and 50% of the contract price, usually within 6 to 8 weeks of the reservation.
- A further stage payment at a predetermined stage of the build.
- Balance on completion by cash or mortgage, subject to availability.
Off plan purchase provides a mechanism to benefit from 100% of the capital apreciation wih as little as 20% downpayment.
This method of purchase is ideal for the active investor as it allows a maximum number of properties to be purchased with minimum outlay.
